Condos for sale in North Beach include all complexes north of Flagler Avenue to the inlet (no outlet to the north). This portion of the beach offers a variety of luxury complexes that overlook the conservation dune line to the beach, as well as high turnover rental complexes closer to Flagler Avenue. This section includes the drive portion of the beach, as well as riverfront options.

Condos for sale in this area include the beachside from Flagler Avenue to 3rd Avenue. Affectionately labeled "Central Beach" for it's close proximity to Flagler Avenue and it's central location between our two bridges, the North Causeway and the South Causeway. This area is very walk friendly to shoppes and restaurants, and provides quick access to the mainland.

Condos for sale in this area include both drive and non drive beach options. This location stretches from 3rd Avenue to the south end of city limits. Many complexes in this area allow vacation rentals per city zoning. The beachfront lacks a natural dune line due to the close proximity most complexes are to the ocean, therefore you will find a lot of seawalls and areas of a mix of all condos or condos and SFR's.

Still New Smyrna Beach zip code 32169, however the beach subdivisions are known as Silver Sands and Bethune Beach. This entire location is non drive and the sand shifts from white limestone compositions to orange coquina sands. The far south end finishes at Canaveral National Seashore, a gorgeous state park featuring an abundance of wildlife, trails, boat ramps, kayak trails, beach accesses and more. Although this end of the beachside offers less in terms of shopping and restaurants the natural beauty offers a nice change from the bustle of downtown areas.

There are a variety of options and price points for those considering short term income generation. Condos can perform very well as short term rentals in the complexes are are allowable. NSB has very strict zoning requirements for short term rentals and therefore there are limited single family homes short term rentals in the area. Condos provide a great avenue for visitors that require more than just a hotel room for their stay. Income can range anywhere from $15,000/year to over $100,000/year!

Having a furry friend doesn't have to be an issue when buying a condo in New Smyrna Beach. There are many complexes that allow pets with restrictions, and even a few that allow pets with weight or number restrictions. It's important to send me a message with your pets weight or the number of pets you have and I can provide a more definitive list. These are complexes that allow pets, but it's important to inquire about restrictions.
